MAURING spol. s r. o. vznikla v roce 1997 spojením dlouholetých zkušeností a praxe osob podnikajících ve stavebnictví a stavebně manažerských službách project managementu.
Manažerské jádro společnosti tvoří především její majitel,
který je v profesionálním řízení podporován pečlivě vybíranými kmenovými pracovníky
a stálými externími specialisty všech potřebných profesí.
V současné době tvoří tým kmenových odborných pracovníků společnosti 10 osob.

Goal
- Obtaining input documents

- Obtaining experts' opinions concerning the land, calculation of a possible levy for removal of the land from the Agricultural Land Resources

- If required, obtaining and ensuring approval of documents underlying assessment of the environmental impacts of the construction (EIA documentation) in line with the applicable legislation

- Kontrolle der Einarbeitung der Bedingungen der zuständigen Staatsverwaltungsorgane und Verwalter von Netzen zum Investitionsvorhaben in die Dokumentation für den Raumordnungsbeschluss
- Laufende Kontrolle und Aufsicht über die Koordinierung von Projektarbeiten des ausgearbeiteten Projektes für die Raumordnungsbeschlussdokumentation und die Baugenehmigungsdokumentation durch Berufsspezialisten mit zuständigen Staatsverwaltungsorganen und Behörden
- Im Bedarfsfall Sicherung der Bearbeitung und positiven Verhandlung der Dokumentation für die Beurteilung des Baus auf die Umwelt nach den einschlägigen gültigen Gesetzen – EIA
- Sicherstellung der Verhandlung der Raumordnungsbeschlussdokumentation, der Baugenehmigungsdokumentation mit betreffenden Staatsverwaltungsorganen und Organisationen einschließlich der Äußerung der Netzverwalter
- Sicherstellung der rechtskräftigen Beschlüsse, die für die Antragstellung auf Raumordnungsbeschluss und Baugenehmigung notwendig sind
- Antragstellung auf Raumordnungsbeschluss und notwendige Baugenehmigungen (z.B. wasserwirtschaftliche, Verkehrs-, Hauptbaugenehmigung) einschließlich der Rechtskräftigkeit in möglichst kurzem Termin

1) Öffentliche ausschreibung
Vergabedokumentation für öffentliche ausschreibung
- Aufsicht und Kontrolle über die Bearbeitung der Projektdokumentation für die Auswahl des Lieferanten
- Kontrolle der Vollständigkeit und Übereinstimmung des graphischen und Textteils mit dem Ausmaßbericht für die Auswahl des Lieferanten
- Bearbeitung der Bemerkungen zur Dokumentation für die Bauvergabe und ihre Verhandlung mit dem Generalprojektanten

2) Baurealisierung
Baustelleübergabe
- Sicherstellung der Baustellenübergabe und –übernahme
- Ausarbeitung des Protokolls über die Baustellenübergabe und –übernahme
Kontrolle des Generalauftragnehmers des Baus
- Kommunikation mit dem Lieferanten und weiteren Mitgliedern des Projektteams aufgrund der genehmigten Dokumente
- Organisierung und Führung von regelmäßigen Kontrolltagen und Klientenmeetings
- Organisierung von eventuellen öffentlichen Teilausschreibungen des Investors für Zulieferungen
- Zusammenarbeit mit dem Investor bei der Genehmigung der Dokumentation für die Bauausführung und weitere Dokumentationsstufen
- Kontrolle der laufenden Erfüllung des Zeitplans, der vom Generalauftragnehmer des Baus für einzelne Bauteile und Lieferungen in regelmäßigen Monatsintervallen bearbeitet wird
- Bearbeitung des regelmäßigen Monatsberichtes über den Projektverlauf einschließlich des Finanzberichtes
- Genehmigung der Monatsrechnungsstellung des Generalauftragnehmers des Baus
- Sicherstellung der Ausübung der technischen Daueraufsicht des Investors – des Bauteils
- Sicherstellung der Ausübung der technischen Aufsicht des Investors – des technologischen Teils
- Kontrolle der Durchführung von vorgeschriebenen und verlangten Funktionsbauprüfungen
- Kontrolle der Vorlegung von sämtlich notwendigen Belegen für das Bauabnahmeverfahren
- Kontrolle der Dokumentationsvollständigkeit der tatsächlichen Bauausführung
- Sicherstellung der Bauübergabe und –übernahme einschließlich der Protokollaufnahme über eventuelle Mängel und Arbeitsrückstände mit dem Termin deren Behebung, über Bedingungen der Realisierungsbeendigung
Kostenkontrolle
- Monatsauswertung der Baulage und Genehmigung der Rechnungsstellung zur Abstimmung durch den Investor
- Kontrolle und Aktualisierung des Baupreises aufgrund der Auswertung der öffentlichen Ausschreibungen von Zulieferungen im Falle der Realisierung von öffentlichen Teilausschreibungen des Investors
- Bewertung von Mehrarbeiten und Minderarbeiten im Laufe des Baus und Sicherstellung durch Abstimmung mit dem Lieferanten und Investoren
C) Projektbeendigung
1) Inbetriebnahme
Bauabnahme
- Ausarbeitung eines Antrags auf die Bauabnahme einschließlich der Übergabe von notwendigen Belegen und Dokumentation der tatsächlichen Bauausführung
- Organisierung des Bauabnahmeverfahrens
- Sicherstellung des rechtskräftigen Bauabnahmebeschlusses
- Kontrolle der Behebung von eventuellen Mängeln und Arbeitsrückständen von der Bauübergabe und dem Bauabnahmeverfahren
2) Betrieb
Schlussauswertung
- Ausarbeitung eines Berichtes über den Bauverlauf und Bauendabrechnung
- Verhandlung der Bauendabrechnung mit dem Investor und Generalauftragnehmer des Baus
- Zusammenarbeit mit dem Investor bei Verhandlungen mit künftigen Mietern
- Kontrolle und Bestätigung der Freigabe des Haftrücklasses des Generalauftragnehmers des Baus nach vereinbarten Terminen
Reklamationen und Garantiereparaturen
- Bestimmung von geeigneten Firmen für die Sicherstellung der Objektverwaltung einschließlich der Durchführung der öffentlichen Ausschreibung und Empfehlung des Siegers dem Investor
- Zusammenarbeit bei dem Vertragsabschluss für die Sicherstellung der Objektverwaltung
- Zusammenarbeit mit der beauftragten Organisation für die Objektverwaltung bei der Geltendmachung von eventuellen Reklamationen und Garantiereparaturen
- Zusammenarbeit mit dem Generalauftragnehmer des Baus bei der Lösung von Reklamationen und Garantiereparaturen
- Lösung von Reklamationen und Garantiereparaturen in Zuliefererform im Falle der Nichterfüllung von Vertragspflichten mit dem Generalauftragnehmer des Baus mit Hilfe des Haftrücklasses
